Cookie Policy — ImoInspect
1. The short answer
This website uses one thing that needs your permission: Google Analytics.
Nothing is loaded and no cookie is set until you allow it. If you decline — or simply close the notice — no request goes to Google at all, and the site works exactly the same.
There is no advertising, no tracking pixel, no social media embed, and nothing that follows you to another website.
This policy covers the website. The ImoInspect app and the admin panel are covered by our Privacy Policy, which explains what the app records about inspections, tenants and landlords.
2. What is stored on your device
Only after you accept
| What | Type | Why | How long |
|---|---|---|---|
_ga | Cookie | Google Analytics uses this to recognise a returning browser, so that two visits are not counted as two people | 2 years |
_ga_<container> | Cookie | Keeps the state of a single visit | 2 years |
These two are set by Google Analytics 4. We do not use them for anything else, and they are not read by any other part of the site.
We do not describe this as anonymous, because it is not. The _ga cookie holds an identifier that links your visits together. Under the GDPR that is pseudonymised personal data. What we can say is what we have actually switched off: Google Signals and advertising personalisation are disabled, so your visit is not added to an advertising profile and is not shared with third parties for advertising purposes.
Always, and without needing permission
| What | Type | Why | How long |
|---|---|---|---|
imolang | Local storage | Remembers whether you chose English or Português | Until you clear your browser data |
imolang__host | Local storage | Records which of our two domains you made that choice on | Until you clear your browser data |
imo-analytics | Local storage | Remembers your answer to the question above, so we do not ask again | Until you clear your browser data |
These three are not cookies. The difference matters: a cookie is sent to a server with every request; local storage is never sent anywhere and only the page you are looking at can read it. They contain nothing but the two letters en/pt, a domain name, and ja/nee.
Storing your answer is what makes the question stop coming back, so it is allowed without separate permission — it is the preference you just expressed.
3. Changing your mind
Go to www.imoinspect.com/?cookies and the question comes back. Withdrawing is exactly as easy as giving permission, which is how it should be.
If you accepted earlier and now decline, we stop sending anything to Google. The _ga cookies that were already set can be removed through your browser's settings ("clear site data").
4. Who receives the data, and where
If you accept, measurement data is processed by Google Ireland Limited, with Google LLC (United States) as a sub-processor. Google is bound by its data processing terms, and transfers outside the EU rest on the EU–US Data Privacy Framework together with the standard contractual clauses.
What is sent: the pages you looked at, roughly where you are (country and city level, derived from a shortened IP address), the type of device and browser, and how you arrived at the site. Not: your name, your email address, or anything you typed into a form.
We look at this to see which pages are read and which are ignored. Nothing more.
5. Server logs
Our website is served by Vercel Inc. As with any web server, delivering a page produces a technical log entry: the IP address that requested it, the address requested, the time, and the browser's user-agent string.
We use those logs to deliver the site and to see whether something is broken or under attack. We do not use them to analyse visitors and we do not combine them with the Analytics data. The legal basis is our legitimate interest in running a working, secure website (Article 6(1)(f) GDPR). Vercel keeps them briefly and deletes them on a rolling basis.
These are not cookies and not something we place on your device — they are made on the server as an unavoidable part of answering your browser's request.
6. If this changes
If we ever add something else that sets a cookie or loads from a third party — a booking calendar, a video player, advertising — we will update this page first and ask your consent before it loads. We will change the date at the top when we do.
