ImoInspect was started by two people. Alisa has worked in real estate for more than ten years, including in Portugal. Jason has spent ten years in Dutch real estate and proptech, working with inspection apps and property platforms. We got tired of watching a professional industry run on clipboards and Word documents.
We've Seen the Problem Up Close
ImoInspect comes from two worlds. Alisa knows the Portuguese property market from her own work in it. Jason knows inspection software from ten years of real estate and proptech in the Netherlands. One of us knows how the market works, the other how to turn that into a tool people actually use.
We know what the end of a long inspection day looks like: notes on a phone, photos scattered across a camera roll, a template open on a laptop, and a report that still has to be written. When a deposit is disputed later, everything depends on what was recorded on the day.

Why Portugal Needs Its Own Solution
Portugal's rental market has its own legal framework, its own documentation requirements and its own professional standards. The NRAU, AMI licensing, the NIF on a rental contract, the caderneta predial, the legal weight of a vistoria under Portuguese civil procedure — these aren't details you can bolt onto a generic product.
A general inspection tool does not know these things. It has no field for the AMI licence or the caderneta predial, and it does not check a Portuguese NIF or postal code. We built ImoInspect from scratch, with all of that built in.
What We Actually Built
ImoInspect is a mobile-first inspection platform with what Portuguese agencies need built in by default: the AMI licence number on every report, NIF for landlord and tenant, the caderneta predial recorded with the property, postal codes validated as you type, day and night electricity readings alongside water and gas, on-screen signatures from every party, full offline capability for properties with no signal, and a branded PDF report the moment you are done.
The report does not stop at the front door. It goes from the app straight to every party, in Portuguese or English, chosen per inspection. Each signature is stored with the signer's name, role, place and the moment it was given — a simple electronic signature under eIDAS, which is what makes the report worth something when a deposit is disputed.
Where We're Going
Inspections are where we started, and for now, they’re what ImoInspect does. What comes next is shaped by the agencies using it. We listen to their feedback, learn from real inspection days and turn practical challenges into improvements.
Based in the Algarve and Lisbon, we’re building ImoInspect for the realities of Portuguese real estate. We want to keep learning from the people who use it every day.
