ImoInspect was created by people who have spent years working in Portuguese property — agents, managers and technologists who got tired of watching a professional industry run on clipboards and Word documents. We built the tool we wished we'd had.
The people behind ImoInspect come from two worlds: Portuguese real estate and software development. That combination — domain expertise and technical ability — is what makes ImoInspect different from generic inspection tools built for other markets and then translated.
We have sat with Portuguese agencies. We know what the end of a long inspection day looks like: notes on a phone, photos scattered across a camera roll, a Word template open on a laptop, and a report that won't be finished until midnight. We've seen deposit disputes drag on for months because the check-in documentation was incomplete. We've watched agencies lose landlord mandates because their competitors showed up with something that looked more professional.

Portugal's rental market has its own legal framework, its own documentation requirements and its own professional standards. The NRAU, AMI licensing, the NIF on a rental contract, the caderneta predial, the legal weight of a vistoria under Portuguese civil procedure — these aren't details you can bolt onto a generic product.
Most inspection platforms available in Portugal are either built for the UK or US market and poorly localised, or they're basic form-builder tools with no understanding of what a legally defensible Portuguese inspection report needs to contain. We built ImoInspect from scratch, for this market, because nothing that existed was actually right for the job.
ImoInspect is a mobile-first inspection platform with what Portuguese agencies need built in by default: the AMI licence number on every report, NIF for landlord and tenant, the caderneta predial recorded with the property, postal codes validated as you type, day and night electricity readings alongside water and gas, on-screen signatures from every party, full offline capability for properties with no signal, and a branded PDF report the moment you are done.
The report does not stop at the front door. It goes from the app straight to every party, in Portuguese or English, chosen per inspection. Each signature is stored with the signer's name, role, place and the moment it was given — a simple electronic signature under eIDAS, which is what makes the report worth something when a deposit is disputed.
Inspections are where we started, and for now they are what ImoInspect does. What comes next is decided by the agencies using it: the last things we built came straight out of a real inspection day, from someone telling us what did not work.
